The idea is to buy properties low and sell for a profit to another end buyer. Most commonly, this is done by targeting discounted or undervalued properties, and then flipping them to rehabbers or rental property investors. Some wholesalers flip their properties to regular retail buyers, others focus on bulk portfolio deals.
Some wholesalers buy and sell properties for cash. Others use short-term financing like lines of credit, hard money, or transactional funding. Others focus on simply securing and assigning, or ‘”flipping’” contracts.
