Hey everybody, welcome to the Real Estate Community Network podcast. I'm Mike. I'm usually here with Steve Franco, but he is on vacation. He's enjoying himself. He deserves it. He's a real estate broker. He teaches wholesaling, has a whole bunch of real estate students, rental properties, property management, and I could just keep going on, but I'm going off of my head. I'm just touching base with everybody, hoping everyone having a great summer.
Speaker 1:We haven't been doing podcasts because we're just both so very busy. Like I said, steve's doing all that stuff. We still do our meetup second Wednesday every month, king's Pizza, mountaintop, 730 to 9. We're always there. So the next one is August 14th Me and Steve will be there, king's Pizza, mountaintop, 730 to 9. It's an open discussion. We'll be talking about fixing flips, custom homes, wholesaling Whatever you bring up. We can answer the question. So it's going to be a lot of fun. Like I said, I just wanted to touch base with everybody, say hello. I hope everyone's having a great summer. We're just so busy. People that want to be on our podcast are just so busy. They're doing vacation stuff. Plus they're doing construction or finding rental properties. So just now is not the time. We'll get back to it in September, so I figured I'd just touch base, let you guys know. Some of our listeners or people are asking me hey, when's the next one? So I made one saying we're going to be back in September.
Speaker 1:I am now doing custom modular homes. Back in September, I am now doing custom modular homes. We acquired 231 acres where we're going to put 51 homes a nice development near the New York border. Those houses will range from like they're like 3,000 square feet up to 4,000, which I'm excited to do. We kick off in March of 2025. Kick off in March of 2025. We'll start construction there.
Speaker 1:At the same time, I'm working with a real estate company up in the Hazleton area. We're trying to create about 20 something homes, affordable homes. So I'm working on an affordable home project with our modular homes, which I'm excited about that, and then some townhomes also. They just brought to me maybe 22 townhomes, but I have to buy the property. So I'm going to buy the property from them and start building these townhomes. So I got a lot of stuff going on. Plus, I'm doing fix and flips. I wholesale anything that I don't want. I don't really look for wholesaling. If I do, if I get wholesales, I get overwhelmed. I give them out. I give them away and we share profits. So that's what's going on here at the Real Estate Community Network and with myself and with Steve. Speaker 1:These modular homes go up quick where we're developing the land, getting all the site work done, put the foundation down. We already ordered the home and in eight weeks I could have the home delivered there, as long as we got the land cleared, the well ready septic sewer, whatever we're doing foundation up, we just put the house down. House comes about 80% complete. Then we bang it out the next four weeks just doing a little finishing work and sell it. It's working, it's great, I love it. I don't have to deal with all these contractors, time delays, it's just really neat. So reach out to me on that. That's it, man.
